Mortgage Applications Increase in Latest MBA Weekly Survey

WASHINGTON, D.C. (September 6, 2017) - Mortgage applications increased 3.3 percent from one week earlier, according to data from the Mortgage Bankers Association's (MBA) Weekly Mortgage Applications Survey for the week ending September 1, 2017.

The Market Composite Index, a measure of mortgage loan application volume, increased 3.3 percent on a seasonally adjusted basis from one week earlier. On an unadjusted basis, the Index increased 2 percent compared with the previous week. The Refinance Index increased 5 percent from the previous week. The seasonally adjusted Purchase Index increased 1 percent from one week earlier. The unadjusted Purchase Index decreased 1 percent compared with the previous week and was 5 percent higher than the same week one year ago.

The refinance share of mortgage activity increased to its highest level since January 2017, 50.9 percent of total applications, from 49.4 percent the previous week. The adjustable-rate mortgage (ARM) share of activity increased to 7.2 percent of total applications.

The FHA share of total applications decreased to 9.6 percent from 9.7 percent the week prior. The VA share of total applications decreased to 9.7 percent from 10.0 percent the week prior. The USDA share of total applications remained unchanged from the week prior at 0.7 percent.

The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($424,100 or less) decreased to its lowest level since November 2016, 4.06 percent, from 4.11 percent, with points decreasing to 0.38 from 0.43 (including the origination fee) for 80 percent loan-to-value ratio (LTV) loans. The effective rate decreased from last week.

The average contract interest rate for 30-year fixed-rate mortgages with jumbo loan balances (greater than $424,100) decreased to its lowest level since November 2016, 3.96 percent, percent from 4.00 percent, with points remaining unchanged at 0.20 (including the origination fee) for 80 percent LTV loans. The effective rate decreased from last week.

The average contract interest rate for 30-year fixed-rate mortgages backed by the FHA decreased to its lowest level since November 2016, 3.98 percent, from 4.02 percent, with points decreasing to 0.35 from 0.41 (including the origination fee) for 80 percent LTV loans. The effective rate decreased from last week.

The average contract interest rate for 15-year fixed-rate mortgages decreased to its lowest level since November 2016, 3.34 percent, from 3.36 percent, with points remaining unchanged at 0.38 (including the origination fee) for 80 percent LTV loans. The effective rate decreased from last week.

The average contract interest rate for 5/1 ARMs decreased to its lowest level since November 2016, 3.14 percent, from 3.26 percent, with points decreasing to 0.31 from 0.35 (including the origination fee) for 80 percent LTV loans. The effective rate decreased from last week.

August New Home Purchase Mortgage Applications Increased 6.8 Percent Year over Year

WASHINGTON, D.C. (September 12, 2017) - The Mortgage Bankers Association (MBA) Builder Application Survey (BAS) data for August 2017 shows mortgage applications for new home purchases increased 6.8 percent compared to August 2016. Compared to July 2017, applications increased by 7 percent relative to the previous month. This change does not include any adjustment for typical seasonal patterns.

"Mortgage applications for new homes rebounded a bit in August, as lower than expected interest rates and growth in existing home prices continue to fuel demand, sustaining year to date growth in applications of more than 7 percent compared to 2016," said Lynn Fisher, MBA's Vice President of Research and Economics. "Average loan size for new homes increased in August to $334,940, the highest level since the series began. More than one-third of applications for new homes in our August survey came from Florida and Texas. It is unclear what impact hurricanes Harvey and Irma will have on housing starts in the region in coming months, but it is likely that recent new home sales will be delayed in breaking ground."

By product type, conventional loans composed 71.9 percent of loan applications, FHA loans composed 14.4 percent, RHS/USDA loans composed 0.9 percent and VA loans composed 12.7 percent. The average loan size of new homes increased from $329,483 in July to $334,940 in August.

MBA estimates new single-family home sales were running at a seasonally adjusted annual rate of 655,000 units in August 2017, based on data from the BAS. The new home sales estimate is derived using mortgage application information from the BAS, as well as assumptions regarding market coverage and other factors.

The seasonally adjusted estimate for August is an increase of 16.5 percent from the July pace of 562,000 units. On an unadjusted basis, the MBA estimates that there were 52,000 new home sales in August 2017, an increase of 6.1 percent from 49,000 new home sales in July.

MBA's Builder Applications Survey tracks application volume from mortgage subsidiaries of home builders across the country. Utilizing this data, as well as data from other sources, MBA is able to provide an early estimate of new home sales volumes at the national, state, and metro level. This data also provides information regarding the types of loans used by new home buyers. Official new home sales estimates are conducted by the Census Bureau on a monthly basis. In that data, new home sales are recorded at contract signing, which is typically coincident with the mortgage application.

Total mortgage applications fell 9.7 percent last week

It was a menacing mix for mortgages last week. Back-to-back major hurricanes, a holiday weekend and higher interest rates combined to bring a 9.7 percent drop in total mortgage application volume last week from the previous week.

The Mortgage Bankers Association's seasonally adjusted weekly read was also 21.5 percent lower than the same week one year ago.

Delinquency rates for commercial and multifamily mortgage loans

WASHINGTON, D.C. (September 26, 2017) - Delinquency rates for commercial and multifamily mortgage loans were relatively flat in the second quarter of 2017, according to the Mortgage Bankers Association's (MBA) Commercial/Multifamily Delinquency Report.

"Loans backed by commercial and multifamily properties continue to perform extremely well. For most lender types - including banks, life insurance companies, Fannie Mae and Freddie Mac - delinquency rates are at or near their all-time lows," said Jamie Woodwell, MBA's Vice President of Commercial Real Estate Research.  "The commercial mortgage backed securities (CMBS) market is the one outlier. The slower decline in the balance of loans that are delinquent than in the total of all loans has pushed the delinquency rate higher. We expect that situation to reverse in coming quarters."

The MBA analysis looks at commercial/multifamily delinquency rates for five of the largest investor-groups: commercial banks and thrifts, commercial mortgage-backed securities (CMBS), life insurance companies, Fannie Mae, and Freddie Mac.  Together these groups hold more than 80 percent of commercial/multifamily mortgage debt outstanding.

Based on the unpaid principal balance (UPB) of loans, delinquency rates for each group at the end of the second quarter were as follows:

Banks and thrifts (90 or more days delinquent or in non-accrual): 0.54 percent, a decrease of 0.02 percentage points from the first quarter of 2017;
Life company portfolios (60 or more days delinquent): 0.02 percent, an increase of 0.02 percentage points from the first quarter of 2017;
Fannie Mae (60 or more days delinquent): 0.04 percent, a decrease of 0.01 percentage points from the first quarter of 2017;
Freddie Mac (60 or more days delinquent): 0.01 percent, a decrease of 0.02 percentage points from the first quarter of 2017;
CMBS (30 or more days delinquent or in REO): 4.84 percent, an increase of 0.39 percentage points from the first quarter of 2017;

The analysis incorporates the measures used by each individual investor group to track the performance of their loans.  Because each investor group tracks delinquencies in its own way, delinquency rates are not comparable from one group to another.

Construction and development loans are not included in the numbers presented here, but are included in many regulatory definitions of 'commercial real estate' despite the fact they are often backed by single-family residential development projects rather than by office buildings, apartment buildings, shopping centers, or other income-producing properties.  The FDIC delinquency rates for bank and thrift held mortgages reported here do include loans backed by owner-occupied commercial properties.
